If you are selling: We research your property specific to your situation. We use such resources as cooperative title companies and the Assessor's and Planner's offices in the City or County where the property is located. The property is analyzed by comparative value, income, and replacement value approaches, as applicable.  Closing costs are discussed and, if a meeting of the minds occurs, a signed Listing Agreement sets the works in motion for exposure through our huge Willamette Valley Multiple Listing Service database.

Although we use conventional methods for advertising - Newspapers, Open Houses, etc., the MLS provides Realtors® all throughout the area with the opportunity to show your property to only serious potential purchasers. Serious purchasers are carefully pre-qualified by a conventional lender and screened (through a reputable title company you have chosen to handle the final details - including the arrangement of a 1031 Tax Free Exchange, if applicable) for their particular needs and accessibility to the funds necessary to carry a transaction all the way to a happy close and resolution.

Showing instructions are carefully tailored to your lifestyle, and if tenants are involved, the utmost care and considerations are extended to them.

If you are purchasing:We do a careful evaluation designed to educate ourselves as to what your specific needs are and how you work best. We personally attend a pre-qualification appointment with you and your lender, helping to ask all the right questions necessary to choose the best loan plan for you.  You will thoroughly understand all closing costs that are likely to face you in Escrow.  "No surprises" is our goal, unless they work in your favor, of course!  We listen to your list of wants and needs and take an active roll in providing you with all the information you need to feel comfortable with an educated decision regarding your new purchase, including - previewing all the property you need exposure to that's available in your price range.  And, accessing our huge Willamette Valley Multiple Listing Service database for anything new on the market, recently sold comparative properties, etc.

When you sign your name on the dotted line you feel comfortable to proceed to closing.  Knowing all the time that all your concerns have been spelled out carefully and researched to your satisfaction for a happy decision.


If you desire to build: We are happy to represent you to a reputable builder or general contractor who will be considerate of your wants and needs and can carefully help you select a plan that is also suited to your budget.  We can expose you to a selection of previously completed works from particular builders of interest; as well as sharing happy customer recommendations. From start to finish, through all the decisions, choices, and selections, you will have someone in your corner helping you keep on track to your intended goals.  If you desire to build your own home, we can help you select bare land suitable for your location needs, as well as amenities, and help set you up with knowledgeable sub-contractors to accommodate your project.


If you are relocating: We are happy to research the area into which you intend to relocate, including prices, location, work accessibility, possible exchange, and your company's relocation benefits (if applicable, as they may extend to you).  We are happy to operate within the guidelines of your company's relocation package in order that your benefits will be maximized. Finally, we will research the Realtors® in the area to help select one willing to tailor his/her style to your personality, listen to your needs, and accommodate the best way for you to do business specific to your situation and goals.  We are set up to make formal referrals to such a Realtor® in order to maintain contact with your progress together and to coordinate any "loose ends" with a potential closing transaction at this end…such as simultaneous Escrow closings, proceed balance transfers, and keeping a watchful eye on unsold properties on the market.
